A Wilmington Home Reimagined, Not Rebuilt

What began as a renovation and addition became a substantial transformation of an existing Wilmington home. Rather than starting with a full teardown, Bromwell Construction worked with the existing foundation while navigating setback requirements and impervious-lot limitations.

Our goal was to expand and reshape the residence without making it feel pieced together or obviously new. We wanted the finished home to feel established and true to the old-world character envisioned for the property.

The homeowner’s love of hosting also helped guide the design, influencing both the overall plan and the outdoor spaces created for gathering and entertaining.

Giving the Home an Established, Old-World Character

One of our main priorities was making the home feel as though it had always belonged on the property.

We used layered rooflines, dormers, substantial chimneys, dark window details, and masonry to give the exterior depth and character. By varying the roof heights and massing, we were also able to break down the scale of the home and create a more natural, collected appearance.

The landscaping and front approach help reinforce that same feeling. Mature trees, planting beds, pathways, and exterior lighting allow the architecture to sit comfortably within its Wilmington setting rather than feel newly placed there.

 

A Late Material Change That Defined the Exterior

One of the most important exterior decisions came late in the project.

The house was originally planned with brick, but we ultimately changed the exterior to full-bed stone. That decision became a defining part of the finished design and helped us push the old-world character even further.

The stone adds natural variation, depth, and a sense of permanence across the exterior. We also kept brick as a complementary material in select areas, creating contrast while allowing the stone to remain the dominant feature.

Up close, those material transitions also highlight the craftsmanship in the masonry, chimneys, window surrounds, and other exterior details.

Designed for Hosting and Entertaining

The homeowner loves to host, so we wanted the property to feel equally comfortable for entertaining and everyday use.

The outdoor spaces provide room for dining, conversation, and larger gatherings, with paved areas, lounge seating, brick garden walls, landscaping, lighting, and a water feature creating a more intimate setting.

We also paid attention to how these spaces feel after dark. Architectural and landscape lighting bring out the texture of the stonework, illuminate pathways and planting areas, and give the exterior a warm, inviting character in the evening.

A Transformation Rooted in the Existing Home

What makes this Wilmington renovation stand out is not just how much the home changed, but how carefully those changes were integrated.

By working with the existing foundation, navigating the property’s site limitations, and making intentional decisions about scale, materials, and exterior detailing, we were able to create a home that looks great from every angle. The full-bed stone, layered rooflines, dormers, chimneys, and landscaped approach all contribute to the established, old-world character we set out to achieve.

At the same time, the project remained grounded in the homeowner’s lifestyle. The spaces for hosting and entertaining were part of the overall vision from the beginning.

Your journey begins with an initial consultation, discussing your ideas, goals, and budget. At this stage, we establish a design retainer, which is typically 3-5% of the construction budget. This retainer secures our commitment to creating a design that matches your vision. 
2 | Design Phase
With your design retainer in place, our team turns your ideas into a solid plan. During this phase, we create more architectural drawings to guide the design and construction teams. Our collaborative approach allows us to make real-time adjustments until we have it just right.
3 | Construction
Once we finalize the design, we transition seamlessly into the construction phase. Because our entire team is under one roof, we can manage this stage efficiently. You’ll be assigned a project manager who oversees the day-to-day operations and ensures the project stays on schedule and within budget.
